Orangetree is situated in the southern part of Irvine and is between the 405 and 5 Freeways.  Orangetree communities are located just north of Sand Canyon between Irvine Center Drive and Barranca Parkway.

What’s the typical profile of residents here? Young professionals? Families? Investors?

The lower prices in Orangetree are very attractive to first time homebuyers and investors looking for rental properties.  The variety of Orangetree condos in Irvine makes this a very popular area for renters. 

Is the neighborhood quiet? Safe?

Orangetree enjoys an insulated location with few Irvine neighborhoods around, so this is one of the more private neighborhoods in the city.  Safety is prevalent in Orangetree as it is throughout Irvine, and the close proximity to Kaiser Irvine and Hoag Irvine makes the area even safer as there are a multitude of doctors nearby. 

What are some key amenities within the neighborhood?

Besides the privacy afforded Orangetree residents, the small nature of this neighborhood makes this a very peaceful place to live.  The southern location affords easy access to area hospitals, parks and the large Irvine Spectrum Center and its various restaurants and shops.  Irvine Valley College is located next to Orangetree communities, making this a great rental location for students (and likewise for real estate investors).  One of the nicest golf courses in Irvine, the Oak Creek Golf Club, is also in the Orangetree neighborhood.

Are there grocery stores, shops, or restaurants within walking distance?

The nearby Sand Canyon Plaza has a few fast food places and a Starbucks, but this would be a pretty decent walk from Orangetree communities.  The nearest grocery store is on the other side of the 405 Freeway in the Quail Hill Shopping Center.  While there are no shops or restaurants in Orangetree, the neighborhood enjoys one of the closest locations to the multitude of shops and restaurants at Irvine Spectrum.

Is the community mostly single family homes or condos and townhomes?

The majority of real estate options in Orangetree are attached condos.  Out of 5 Orangetree communities, 4 offer condos and the fifth (Patio Homes) offers smaller detached single-family homes.

What is the average price of a home in this neighborhood?

Orangetree enjoys some of the lowest price points in the city of Irvine due to the southern location and smaller size of Orangetree real estate.  Orangetree condos start in the high $200,000s and climb into the mid $400,000 range for the largest floor plans.  Orangetree single-family homes have recently been selling in the $500,000-600,000 range, making them some of the most affordable detached options in Irvine.

How does the rental market here compare to other neighborhoods?

The wealth of condos and proximity to both Irvine Valley College and the hospitals make this a very active rental market for students and traveling medical professionals.  The cheap pricing in Orangetree leads to lower rent amounts when compared to other more expensive neighborhoods, but rental real estate in Irvine will always command higher rent amounts than other cities due to the great schools, safety of the city and excellent amenities.

Can you describe the average floor plan for homes or condos in this neighborhood?

The average condo in Orangetree is around 900 square feet, although the floor plans can be as small as 500 and climb up to 1,300 square feet.  Orangetree single-family homes range from 850 to 1,400 square feet, making them some of the smallest detached home available in Irvine.

What is the average HOA here, and what does it typically cover?

HOA dues in the Orangetree condo communities are around $300-350 per month and cover community maintenance and access to community pool and spa areas.  Residents of Patio Homes are also responsible for monthly HOA dues, although those are much lower at around $125 per month.

Are there Mello-Roos? If so, what is the average cost and for how long?

There is no Mello-Roos in Orangetree.

Are there any schools in the neighborhood? What about private and Montessori schools?

Besides the aforementioned Irvine Valley College, there are no schools in the Orangetree neighborhood.  However, Orangetree residents with kids will not have to travel far to find schools that are some of the best in Orange County.

Aside from what’s already been listed, what makes buyers choose this neighborhood over others?

Orangetree is perfect for first time homebuyers looking for lower price points.  Investors will also find excellent opportunities in Orangetree as rents, while not as high as in other Irvine areas, are still incredibly competitive compared to nearby cities.
