The Westpark neighborhood is located east of the 405 Freeway between the Jamboree and Culver exits.  Westpark communities are situated between the freeway and Irvine Center Drive.

Westpark offers a wide variety of parks and outdoor spaces – most residents will be within walking distance of at least one park.  There is also a nice mixture of schools for families with children, and the central location allows easy access to some of the Irvine and Orange County amenities (shopping centers, Disneyland, etc.).

Are there grocery stores, shops, or restaurants within walking distance?
There are numerous shopping centers scattered throughout Westpark, so finding a grocery store or eateries is very easy.  Westpark is also right in the middle of South Coast Plaza and Irvine Spectrum, two of the best and most popular shopping areas in Orange County.

Is the community mostly single family homes or condos and townhomes?
The majority of Westpark communities feature single-family homes, but the condo and townhome communities are on the larger side and offer a high amount of units within them.

What is the average price of a home in this neighborhood?
Westpark pricing is some of the best in the central area of Irvine.  Condos and townhomes can start in the $300,000 range and climb into the $600,000s.  Single-family homes start in the $600,000s and can get to the low $1 million range for the largest floor plans.

How does the rental market here compare to other neighborhoods?
Westpark does not have the most active rental market in Irvine but still attracts renters and investors due to the central location and lower price points.  The large condo and townhome communities are very attractive to investors due to the amount of units for sale at any given time.  Families looking to rent will find some of the more affordable single-family home options for lease in Westpark.

Average HOA dues for condo and townhome communities in Westpark are approximately $250 as most have community pool and park areas maintained by the association.  Single-family communities do not have community-specific dues but will pay a lower HOA fee to the Westpark Master Association. This is currently around $80 per month.

Are there Mello-Roos? If so, what is the average cost and for how long?
Some Westpark communities do have Mello-Roos assessments, but these are some of the lowest in Irvine.
