By , 9:00 am on

Where is the neighborhood located within Irvine?
Rancho San Joaquin is located south of the 405 Freeway at Culver Drive between Michelson and University.

What’s the typical profile of residents here? Young professionals? Families? Investors?
The two communities of Rancho San Joaquin are built around the area’s golf course, so this is a great location for retirees looking for a daily round or beautiful walks in the surrounding natural setting.  The smaller homes and lower prices also make Rancho San Joaquin ideal for first time homebuyers and investors.

Is the neighborhood quiet? Safe?
Rancho San Joaquin is not far from the UC Irvine traffic, so while there is a decent amount of thru traffic on Culver and University, the communities are situated away from the busy streets and enjoy a peaceful locale amongst the golf course area.

What are some key amenities within the neighborhood?
The Rancho San Joaquin Golf Course is the centerpiece of this area and is one of the more affordable places to play golf in Orange County.  One of the largest parks in Irvine, William R. Mason Regional Park, is also in the area and offers beautiful walking trails, natural scenery and a small central lake.  The Irvine Historical Social, Rancho Senior Center and Racquet Club of Irvine are all located in Rancho San Joaquin.

Are there grocery stores, shops, or restaurants within walking distance?
The University Park Center is nearby and features a few eateries and shops.  There are multiple shopping centers within a couple of minutes from Rancho San Joaquin, and the neighborhood’s convenient location close to the 405 Freeway creates an easy jaunt to South Coast Plaza or Irvine Spectrum.

Is the community mostly single-family homes or condos and townhomes?
Rancho San Joaquin only has two communities, both of which feature attached townhomes in either single or multi-level floor plans.

What is the average price of a home in this neighborhood?
The average price of Rancho San Joaquin townhomes has recently ranged from the high $400,000s to the low $600,000s.

How does the rental market here compare to other neighborhoods?
The smaller size of Rancho San Joaquin real estate, the lower price points and the proximity to UC Irvine makes this area very attractive to investors looking to buy rental properties.

Can you describe the average floor plan for homes or condos in this neighborhood?
Rancho San Joaquin townhomes are not overwhelming in size – the average home is approximately 1,400 square feet.  There are single or multi-level floor plans to choose from with anywhere from 1 to 3 bedrooms and 1 to 3 bathrooms.

What is the average HOA here, and what does it typically cover?
HOA dues in the two communities are around $400-450 per month and cover exterior maintenance, community insurance and the community pool and spa areas.  The HOA dues for RSJ Townhomes also cover water, sewer and trash

Are there Mello-Roos? If so, what is the average cost and for how long?
Rancho San Joaquin was developed in the mid 1970s, so there are no Mello-Roos assessments.

Aside from Mello-Roos, do property taxes in this community differ from Irvine and/or Orange County as a whole? If so, why?
Rancho San Joaquin residents pay the standard Orange County property tax of approximately 1%.

Are there any schools in the neighborhood? What about private and Montessori schools?
Rancho San Joaquin is close to University High School, one of the highest rated high schools in Southern California.  University Park Elementary is nearby, as is UC Irvine.

How do the schools in this neighborhood compare to others?
Like Irvine in general, schools in this area are some of the better options available in Orange County.

Aside from what’s already been listed, what makes buyers choose this neighborhood over others?
Rancho San Joaquin is a great neighborhood for people looking for something a little smaller, both in their home sizes and number of people in the neighborhood.  Outdoor lovers will have a field day in Rancho San Joaquin as William Mason Park truly is one of the most pleasant experiences in the city.  Golfers will love being able to walk to the golf course, and students who don’t want to live right on UCI’s campus will find great options in this area and still only be a few minutes from campus.
