The Lennox Condos

The Lennox is one of three complexes in Central Park West offering single-level condos. With one-and-two-story floor plans to choose from, The Lennox provides comfortable urban living in a modern setting.

Location

The Lennox is located at 402 Rockefeller, across the street from the Astoria high-rise buildings. The complex enjoys a quiet interior location at the north end of Central Park West. Residents are right next to the 2.2-acre Central Park and across from the future Tribeca Park.

Real Estate

The Lennox will feature 14 different floor plans, with sizes ranging from 1,569 to 2,503 square feet. The majority of the condos contain 2 bedrooms and 2-2.5 bathrooms, with Plan B1 offering a 1-bedroom condo with 1.5 bathrooms. Some floors plans have a direct access 2-bay garage, while the rest will have underground parking spots in a secured garage. Pricing for flats in The Lennox  ranges from the mid $500,000s to the $800,000s for the largest condos.

Features and Amenities

The Lennox immediately creates a resort-like setting with its entrance lobby, where the front desk is manned by an associate 24 hours a day. Upon entering the large central courtyard, the stresses of the world will wash away as you listen to the flowing fountains while relaxing in the various sitting areas. The Lennox’s interior location keeps the noise from the nearby commercial buildings and 405 Freeway out of your home, and you will love being so close to Central Park and the future Tribeca Park. Elevators take residents from the lobby or underground garage to any of the four floors.

Like the other Central Park West neighborhoods, The Lennox offers quality luxury appointments throughout the home. The living rooms are sizable, and select floors plans features great rooms, cozy fireplaces, and/or media niches. Formal dining areas are found in most of the condos, and select homes have flex spaces that could be a separate dining room or an extra bedroom. The kitchens come standard with Viking stainless steel appliances and granite countertops, and most of the floor plans have bonus features like a center island or a small wine refrigerator. All of the units have an attached deck or patio (sometimes two), and the bedrooms are sizable and usually separated on opposite ends of the house. Every home has an inside laundry room along with central heating and air conditioning.

HOA and Property Tax Information

Residents of The Lennox pay monthly HOA dues that range from $683 to $729 along with a CPW Master HOA fee of $150. Property taxes are around 1.1%, and Central Park West residents are responsible for Mello-Roos assessments that are paid with your property taxes and begin at $2,400 (actual amount based on the square footage of your home).

OC Residential Review

The floor plans of The Lennox are some of our favorite in Central Park West. The single-story living areas are quite spacious and flow nicely, and the separation of bedrooms in most of the floor plans provides extra privacy that is sometimes hard to find in condos. The amenities and appointments are top-of-the-line, and the small wine refrigerators in most of the kitchens are a nice touch. The location close to Central Park is an added bonus, as is the complex’s interior location. The central courtyard in the complex is a great feature, and having a entrance lobby with an attendant adds to the luxury feel of The Lennox.
