Why Live in Woodbridge, Irvine

Woodbridge Is Irvine Suburban Living at Its Finest

Where is the neighborhood located within Irvine?
Woodbridge is situated in the heart of Irvine between the 405 Freeway and Irvine Center Drive.  From west to east, Woodbridge real estate is located between Culver Drive and Jeffrey Road.

What’s the typical profile of residents here? Young professionals? Families? Investors?
Woodbridge offers some of the widest variety of real estate in Irvine, so pinning the neighborhood down to a single demographic is pretty difficult.  The suburban atmosphere makes this a great place for families, and the various condo communities are attractive to first-time buyers and investors.

Is the neighborhood quiet? Safe?
Although Woodbridge is one of the largest neighborhoods in Irvine, it is very safe and quiet (much like the entire city).  The communities are spread out nicely so that Woodbridge residents don’t feel like they are on top of their neighbors, and the presence of the North and South lakes adds to the peaceful atmosphere.

What are some key amenities within the neighborhood?
The main attraction in Woodbridge is the Lake, a beautiful area divided into two smaller lakes–North Lake and South Lake.  Both lakes feature walking paths around them, multiple beach areas, and numerous launch points for kayaks and paddle boats.  Schools in Woodbridge are excellent, and there are numerous parks, community pool areas, and sports courts/clubs for outdoor enthusiasts.  Location is also a great feature as you are right in the heart of Irvine and within minutes of the freeway, Tustin Marketplace, Irvine Spectrum and South Coast Plaza.

Are there grocery stores, shops, or restaurants within walking distance?
A lot of Woodbridge communities are close to one of the various shopping centers throughout the area, although communities closer to the lakes or within the Yale Loop will probably have to drive 2-3 minutes.  As stated above, Woodbridge’s central location affords residents easy access to shop and restaurants in any part of the city.

Is the community mostly single-family homes or condos and townhomes?
Around one-third of the communities in Woodbridge offer detached single-family homes; as there are 41 unique communities spread throughout the neighborhood, the majority of real estate options are both attached and detached condos and townhomes.

What is the average price of a home in this neighborhood?
The average condo or townhome in Woodbridge is currently in the $400,000-500,000 range, although this increases exponentially for properties along the lakes or with lake views.  Woodbridge single-family homes average around $900,000 to $1 million but can climb into the $1.5-2 million range for lakefront real estate.

How does the rental market here compare to other neighborhoods?
Woodbridge is one of the most active rental markets in Irvine due to the location, amount of investor-owned real estate, and the great amenities such as good schools and numerous outdoor activities.  The wide variety of condo and townhome communities makes Woodbridge a great location for renters, which is why investor sales are prevalent in this neighborhood.

Can you describe the average floor plan for homes or condos in this neighborhood?
Due to the wide variety of real estate options in Woodbridge, there are no average floor plans to speak of, which is why so many people are attracted to Woodbridge in the first place–it is far from a cookie cutter neighborhood like other Irvine neighborhoods are labeled.  There truly is something for every taste in Woodbridge, from small one-bedroom condos to large townhomes and luxury detached homes.  If you are looking for new real estate, Woodbridge offers new detached single-family homes in The Branches, the first new Woodbridge development in over 16 years.

What is the average HOA here, and what does it typically cover?
HOA dues for Woodbridge condo and townhome communities are typically in the $300-400 per month range, while single-family home communities will be much lower (averaging around $100 per month).  Woodbridge residents also pay monthly HOA dues to the master Woodbridge Village Association, which gives them access to lake privileges and the various parks and community pool areas throughout the neighborhood.

Are there Mello-Roos? If so, what is the average cost and for how long?
The majority of Woodbridge was developed in the 1970s and 80s, so residents are not responsible for Mello-Roos assessments, a rarity in Irvine!

Aside from Mello-Roos, do property taxes in this community differ from Irvine and/or Orange County as a whole? If so, why?
Woodbridge offers the same base Orange County tax rate of approximately 1.0034%, and overall property taxes are lower than many other Irvine neighborhoods due to the absence of Mello-Roos.

Are there any schools in the neighborhood? What about private and Montessori schools?
Woodbridge offers 5 elementary schools, two middle schools, and the award winning Woodbridge High School.  All public schools in Woodbridge have been named as California Distinguished schools.

How do the schools in this neighborhood compare to others?
Due to the size of Woodbridge, families are offered more school choices compared to other Irvine neighborhoods.  Schools throughout Irvine are consistently rated as some of the best in Orange County, and Woodbridge schools are no different.

Aside from what’s already been listed, what makes buyers choose this neighborhood over others?
Woodbridge offers some of the better price points and more unique real estate options in Irvine.  The central location and natural atmosphere created by the lakes makes this a quiet and peaceful place to settle down.  What sets Woodbridge apart from the majority of Irvine neighborhoods is that there is truly a home for every taste and price point throughout the neighborhood.
