Laguna Altura is situated at the start of Laguna Canyon just off the 405 and 133 in the southernmost part of Irvine.

Laguna Altura was designed with couples and families in mind as the detached single-family homes and townhomes are among the larger options in the area.  The higher price points make this more of a move-up neighborhood rather than a place for first-time homebuyers, although the pricing for newer townhouses and homes for sale in Laguna Altura is very competitive when compared to nearby new developments.

Is the neighborhood quiet? Safe?
Laguna Altura is one of the more private neighborhoods in the city of Irvine.  The entire neighborhood is gated and situated in a large natural setting with nothing surrounding the community in the immediate area except open space.

What are some key amenities within the neighborhood?
Besides being a 24-hour guard gated community, Laguna Altura offers a variety of amenities for residents and guests.  The centerpiece is a large clubhouse and resort-style pool and spa, and there are 3 parks scattered throughout the community with tot lots and BBQ areas.  For athletes in the community, there is a full-sized basketball court, and for residents looking to get their hearts pumping, there is a nice walking trail with excellent views of the community and surrounding canyon.

Are there grocery stores, shops, or restaurants within walking distance?
There is nothing within walking distance of Laguna Altura, but within a 2-3 mile radius are multiple grocery stores, the Quail Hill Shopping Center and Los Alivos Marketplace, and a wide variety of restaurants and shops at Irvine Spectrum.

Is the community mostly single-family homes or condos and townhomes?
Laguna Altura features a combination of detached single-family homes and multi level townhomes.  Out of the 597 total pieces of Laguna Altura real estate, over 350 are detached townhomes and are situated in the San Remo and Siena communities.  The single-family homes are located in the Cortona and Toscana communities.

What is the average price of a home in this neighborhood?
The average price of Laguna Altura townhomes for sale is around $900,000, while Laguna Altura single-family homes average around $1.5 million. 

How does the rental market here compare to other neighborhoods?
Laguna Altura is more on the owner-occupied side, but the rental market can be pretty active in the townhome communities of San Remo and Siena as these are smaller homes attractive to residents who are not yet ready to buy.

While the San Remo and Siena options are classified as detached townhomes, they have the look and feel of single-family real estate.  The townhome floor plans feature an open great room on the main level that is connected with the kitchen and dining room and flows to the outdoor space.  The majority of floor plans have all of the bedrooms on the upper level, although select homes have a main floor bedroom or den area.

The single-family homes of Cortona and Toscana are similar in that they also incorporate a larger great room on the lower level rather than separate living and family rooms.  The kitchens are large and open, and the outdoor spaces are right off the great room and typically create an indoor-outdoor situation due to telescoping sliding doors.  The majority of single-family homes have a main floor bedroom with bathroom, with the remaining bedrooms on the upper level.  The single-family homes are nicely sized, with the smallest floor plan offering 2,380 square feet and the largest a little over 3,100 square feet.

What is the average HOA here, and what does it typically cover?
HOA dues are currently $280 per month and cover outside maintenance throughout the community and use of the amenities.

There are no schools in the Laguna Altura neighborhood, but the children of residents will attend some of the best schools found in Orange County due to the strength of the Irvine Unified School District.  Elementary students (K-6) attend Alderwood Elementary, a California Distinguished school.  Middle school students (7-8) attend Rancho San Joaquin Middle School, a California Distinguished and Blue Ribbon school.  High school students attend University High, the highest ranked high school in Irvine based on state (#53) and national (#298) rankings from U.S. News.  University High is a California Distinguished, Blue Ribbon and Gold Ribbon school.

How do the schools in this neighborhood compare to others?
It is hard to find a bad school in the city of Irvine, and every school that Laguna Altura students feed into has been recognized as a model school by the state of California.  University High is consistently recognized as one of the top 50-75 high schools in California.
