Irvine real estate for the month ended February 2011 as compared to February 2010 showed that the median sales price has held steady over the past year. The median sales price of Irvine real estate was $631,669 for year-to-date 2011 as compared to $632,371 for year-to-date 2010, a decrease of less than 0.1%.There were 229 Irvine condos and Irvine homes sold thus far in 2011 as compared to 231 for the same period in 2010, a decrease of 0.9%. Irvine real estate for the month ended January 2011 compared to January 2010 showed many positive signs of a stronger year to come in 2011. During January, the average sales price for Irvine real estate was $693,191 versus $607,092 in 2010, a 14.2% increase. While these are great numbers, a better guage for values is the average price per square foot sold, which also has increased year-over-year to $342 from $340 last January.
